NFPA 25, Standard for the Inspection, Testing, and Maintenance of Water-Based Fire Protection Systems 2020 edition establishes mandatory requirements for the inspection, testing, and maintenance (ITM) of water-based fire protection systems in buildings and facilities. Coverage includes sprinkler systems, standpipe and hose systems, private fire service mains, fire pumps, water storage tanks, dry hydrants, water spray systems, and water mist systems. The standard defines inspection frequencies, test procedures, maintenance tasks, documentation requirements, and impairment management protocols to ensure systems remain operational and code-compliant throughout their service life. NFPA 25 is incorporated by reference in many U.S. states and is the primary ITM reference for water-based fire protection systems nationwide.

Who Uses NFPA 25

Required by fire protection engineers, sprinkler system contractors, ITM service providers, facility managers, AHJ officials, and building owners responsible for maintaining water-based fire protection systems in commercial, industrial, institutional, and high-rise occupancies. Always verify which edition is adopted in your jurisdiction before purchasing.

What's New in the 2020 Edition

  • New provisions for recalled sprinklers added to Chapter 4, and a new section covering dry hydrants added to Chapter 7.
  • Dry sprinkler test intervals extended from 10 years to 15 years.
  • Clarifications to automated testing requirements for water flow alarm devices.
  • Chapter 8 edits clarifying that energized pump controllers should not be opened for safety reasons, and introduction of an isolating switch in a separate compartment as part of the pump controller.
  • Revised requirements for fire pump annual flow tests and evaluations.
  • Several new requirements added to Chapter 12 for water mist systems.
